Fire Damage Restoration in Appleton, WI

You have more time, and more rights, than the people at your door will tell you.

After a house fire, people show up once the fire department leaves. Some say your insurance sent them. Some go door to door with a high pressure sales pitch. You do not have to sign anything that day. Fire damage restoration in Appleton covers boarding up, removing what burned, cleaning soot and smoke from the rest of the house, and rebuilding, and it runs for months, so the choice of company matters more than the hour you make it in. We are a referral service and do no work ourselves. When you are ready, call (920) 672-1283, press 1, and we connect you with a restoration company serving Appleton.

The first two days

  1. Somewhere to sleep. The American Red Cross helps people displaced by a home fire. Its Northeast Wisconsin Chapter covers Outagamie, Winnebago and Calumet counties. Call 1-800-733-2767.
  2. Your insurer. Report the claim and ask three things: what the policy pays for temporary housing, what documents they need, and whether you may choose your own contractor.
  3. Secure the house. Openings need boarding and the roof may need a tarp. This is the only part that cannot wait, and you can hire it on its own without committing to the rest.
  4. Do not go back in until you are told it is safe. For questions about the scene, the Appleton Fire Department's non-emergency line is 920-832-5810.
  5. Do not throw anything away yet. Photograph it first. Your insurer will ask for a list.

If this sounds familiar

"The day after our fire, one of the biggest companies contacted us and said our insurance sent them"

Ring your adjuster and ask. If the insurer did send a company, the adjuster will say so. If not, you have just learned something about the people on your porch.

"The fire stayed in the kitchen. The smoke damage is everywhere"

Smoke travels through the ductwork and into every soft surface. A fire that burned one room can leave soot and odour in all of them. A scope that treats it like a small repair to one room is a warning sign.

"They lost tons of items and we have no proof"

Contents are packed out to be cleaned and stored. Before a single box leaves, insist on a written, photographed inventory, room by room, signed by you and by them, and a price list for the cleaning.

Your rights in Wisconsin

Three business days to cancel

If a company solicited you at your home, Wisconsin Statute 423.202 lets you cancel until midnight of the third business day after you were given the required notice of that right. A contract pressed on you on the lawn the night of the fire is very likely one you can still cancel inside that window.

A written contract, with dates

Under the state's home improvement rule, ATCP 110, a written contract is required whenever the company approached you away from its place of business or you pay anything before the work is finished. It must give the company's name and address, a description of the work and main materials, the total price or the hourly rate, and the dates the work will start and finish. You get a copy before work begins.

Permits and lien waivers

The same rule says the company must tell you which permits are needed and may not start until they are issued. On request it must give you lien waivers from every contractor and supplier when you pay. In Appleton, permits for one and two family homes go to contractors holding the state's Dwelling Contractor credential, and the city's inspectors (920-832-6411) will confirm whether permits were pulled.

Twelve months

Wisconsin Statute 631.83 says a lawsuit on a fire insurance policy must be started within 12 months of the loss. Most claims never reach a courtroom, but if yours is stalling, that date matters. The Office of the Commissioner of Insurance takes complaints on 1-800-236-8517.

The questions that decide the job

"Should they go with the insurer's preferred company or seek out their own?"

Either can work. The insurer's vendor is already known to the adjuster, which can be simpler. Your own contractor answers only to you. Whichever you choose, the scope of work should match what the adjuster approved, line for line, and you should see both documents.

One company for cleanup and rebuild, or two?

Cleanup and deodorising are specialist work. The rebuild is general construction. Some restoration companies do both well. Others are strong at the first and slow at the second. Ask how many rebuilds they have open now and when yours would start. Homeowners describe waiting months for the rebuild to begin.

What can be saved

Hard surfaces clean up. Soft ones hold smoke: clothes, mattresses, upholstered furniture. Specialist cleaning and ozone treatment save some of it, and homeowners report mixed results, so decide item by item what is worth the cleaning fee. Electrical wiring exposed to heat or water needs an electrician's inspection before the power goes back on.

What it costs

The spread is enormous. HomeAdvisor's national guide, updated June 2026, gives an average of $27,477 for fire and smoke remediation and a usual range of $3,083 to $52,031. The Appleton Fire Department's 2022 annual report lists residential fire losses that year of $150,000, $246,800 and $300,000. The department recorded 61 structure fires in 2022.

Because the numbers are large, the paperwork matters. Ask for charges as the job goes along, not a single figure at the end.

Before demolition in an older Appleton house

Six in ten homes here were built before 1980. Wisconsin's asbestos guidance is that before disturbing materials other than wood, metal, glass or fiberglass, they are tested by a certified inspector or assumed to contain asbestos, and removed by a certified company if positive. Paid work in a house built before 1978 also falls under the state's lead-safe renovation rule. Both add time. A company that does not mention either has not thought about your house.

Questions homeowners ask

Insurance company wants me to itemize my belongings for the claim, but I don't know how to go about doing this.

Go room by room with a spreadsheet: the item, roughly when you bought it, and what it cost. Use photographs on your phone, old emails and card statements to jog your memory. Include small things, because they add up. Keep adding to the list for weeks. People remember losses long after the first draft.

Why does the restoration company have to clean the house if it is being entirely gutted?

It should not clean what is about to be removed. If a quote includes cleaning walls that the same quote demolishes, ask the adjuster to reconcile the two. What does need cleaning before a gut is the structure that stays: framing, subfloor and masonry.

Is this a normal interaction with a homeowners insurance company?

Slow replies after a fire are common, and they are not acceptable indefinitely. Put requests in writing, keep dates, and if the adjuster goes silent, ask for the supervisor. Wisconsin's insurance regulator takes complaints on 1-800-236-8517.
