The pattern is easy to remember. Water that starts inside the plumbing or comes from above is usually covered. Water that comes up from below or in from outside is usually not.

- Lien waivers. On request, written waivers from every contractor, subcontractor and supplier when you pay.
- Delays. If a deadline will be missed, you are owed timely notice with the reasons and new dates.
A person who loses money through a violation may sue for twice the loss plus costs and reasonable attorney fees.

Emergency drying often starts on a one-page work authorization. Read whether it only authorizes the work or also assigns your insurance claim to the company. - Building permits. A contractor needs the state's Dwelling Contractor credential to pull permits on one and two family homes. Appleton's Building Inspections office, 920-832-6411, will tell you whether a job needs a permit and whether one was pulled.
